What is Club Royal Oak?
Club Royal Oak is a member-owned RV Resort consisting of RV sites, an elegant clubhouse, boat launch, and recreational amenities.
Why was Club Royal Oak created?
Club Royal Oak was designed to provide its members a vacation home site for their Recreational Vehicle; to provide members with generous and flexible second home use; to remove the worries typically associated with second home ownership; and to significantly reduce the financial burden through shared ownership of its facilities.
Have other residence clubs been developed in this manner?
Yes. Affluent buyers at premier resorts in North America and abroad have enthusiastically embraced this ownership concept. Each residence club is owned and operated much like Club Royal Oak. More residence clubs are planned for a variety of other prestigious beach, golf, mountain and urban destinations. The creators of the residence club concept provided consultant services for the Club Royal Oak development team.
How often can members vacation at Club Royal Oak?
As often as they wish, subject to the amount of their ownership and the Club’s Lodging Reservations Policies and Procedures.
Is Club Royal Oak a typical fractional development?
No. Fractional is typically the ownership of a specific lodging unit with typically the number of owners representing the frequency of use i.e., a quarter share owner would have the unit every 4th week; a 1/8th owner would have use every 8 weeks, again with effectively 100% of the year committed to use. Members at Club Royal Oak have access to their site category and all Club facilities, for use anytime, subject to reservation policies. With a maximum of only 20 owners per site and a maximum of 350 days a year allotted to Planned Time, vacation use is abundant and flexible, behaving more like real estate than a timeshare.
Can a Club Royal Oak membership be resold?
Yes. Like any other form of real estate ownership, memberships can be sold or transferred by the member, subject to Club By Laws and CC&R’s.
Can more than one family or individual own a single membership?
Yes. Individuals can form partnerships to own a membership. Each membership constitutes one use privilege to assure equal access for all memberships. It will be up to the joint owners of the membership to designate which member is to allocate lodging for the membership, in compliance with the Lodging Reservations Policies and Procedures.
Will Club Royal Oak be opened to the public?
No. When fully subscribed, the Club will be operated for the use, benefit and enjoyment of members, their families and their guests only.
Do members have priority reservations over non members until Club Royal Oak is fully subscribed?
Yes. Non member’s site reservations will be subject to change based upon availability to members.
Do members pay any lodging charges when they vacation at Club Royal Oak?
No.
Do members pay site charges when they stay at Club Royal Oak?
Yes. A post-occupancy site cleanup fee and metered electrical service fee based upon use will be charged.
Do members pay annual fees?
Yes. The member’s annual fees pay for the professional management and operation of all Club facilities and amenities. Items funded with these annual fees include, but are not limited to, funds for staff salaries, supplies, maintenance, legal/accounting services, utilities, transportation, and an interest bearing reserve account for the replacement and refurbishing of the Club facilities. As Club is deeded real estate, members also pay property taxes.
Is every stay at Club Royal Oak for a week at a time?
No. Members can use Club Royal Oak just like a second home, subject to the Lodging Reservations Policies and Procedures which require
Reservations be based on a seven consecutive night basis.
Is day use of Club Royal Oak permitted for members not staying overnight?
Yes, for those Members who own a 25% or greater interest in a site category. That Member and their guests are permitted use of Club’s facilities on a non-lodging basis, subject to the Lodging Reservations Policies and Procedures.
How is ownership of the Club Royal Oak membership evidenced?
Title is evidenced by a grant deed that is recorded and guaranteed by a title insurance policy. Your deed conveys an undivided interest in one of the Club’s site categories. This equates to a deeded interest in a site category of your membership type. Each member also owns am undivided interest in the clubhouse and common areas.
Is Club Royal Oak a typical timeshare development?
No. Timeshare is typically the ownership of a specific week (or weeks) and lodging is usually limited to a specific unit and with typically 50 or 51 owners, each owning one week, effectively 100% of the year is committed.
Will members always stay in the same site?
No. Each Member will have access to all sites in their site category subject to the Lodging Reservations Policies and Procedures.
What if the number of members wishing to stay at Club Royal Oak during a certain time period exceeds the number of sites available?
The Lodging Reservations Policies and Procedures have been designed to equitably allocate Planned Vacation Requests, Space Available and Short Notice Vacations when demand may exceed lodging supply. A rotating priority reservations system ensures that all members have equal access to peak period Planned Vacations over the years.
Which family members have membership privileges?
Spouses and/or Named Owners have full membership privileges. No unescorted children under the age of 21 are allowed lodging privileges.
Do members have guest privileges?
Yes. Guests staying on the same Club site with a member are not charged. Members may invite unaccompanied guests to use their confirmed Planned Vacations without a guest fee subject to the member’s purchase agreement.
How are property taxes handled?
Members receive monthly, semi-annual or annual billing from the Homeowners Association that includes Membership Fees and property taxes. Each member will receive a copy of his or her individual tax assessment annually.
Who establishes the dues and controls the affairs of Club Royal Oak?
A member-elected Board of Directors establishes budgets and dues on an annual basis subject to the CC&R’s and By Laws of the Homeowners Association.
Will it cost non-members the same as a member to stay at Club Royal Oak?
No. It will cost non-members substantially more than Members. Additionally, non-members will not enjoy the use of many of the Club’s amenities and Member privileges.
